•Median age: 40 years old
•10% median down payment – matching the highest level recorded since 1989
•Top sources for down payment:
-Personal savings (59%)
-Financial assets – such as a 401(k), stocks, or cryptocurrency (26%)
-Gifts or loans from family and friends (22%)
🏡 Repeat Buyers
•Median age: 62 years old
•23% median down payment
•30% were all-cash buyers
🏡 All Buyers
•Median age: 59 years old
•24% have children under the age of 18 living at home – an all-time low
•14% purchased a multigenerational home – down from 17% in 2024
Top reasons cited for purchasing a multigenerational home:
-Take care of aging parents (41%)
-Cost savings (29%)
-Children over the age of 18 moving back home (27%)
🏡 All Sellers
•Median time in home before selling: 11 years – an all-time high
•Median distance moved: 30 miles – down from 35 miles last year
•50% purchased a newer home
•34% purchased a larger home
🙋🏻♀️ Use of Real Estate Agents
•88% of all home buyers used an agent or broker
•92% of buyers of previously owned homes relied on an agent or broker
•91% of buyers would use their agent again or recommend them to others
•91% of sellers used an agent – equal to the highest percentage on record

We’ve had such little rain that I’ve already had to water some of my perennial garden, which is wild. But I am realizing this is likely our new normal. My side yard is getting a drought-tolerant refresh, and I’m so excited for that to come together. I can’t wait to see what this year’s blooms have in store for me. 💕

It created the most incredible breeze circulating throughout my home as we tackled Spring Cleaning & Sunday Reset: patio furniture refresh & cleaning, de-cluttering & pulling items for donations, and laundry.
I put on some classic rock & Americana, and put my phone away for a few hours.
As I was hanging some of my clothes up to take upstairs, I felt so grateful for the day, and for the ability to find the simple joys in everyday moments.

I had all the windows open while I dusted & watered my plants. I hung all the bedding out on the line to try today and it smells like summer now.
@forksflash I was going to dry some things in the sun today but decided the pollen was probably still too rampant for me 😅

While that’s going on, I’ll be at my first Mariners game of the season with my family, to enjoy the gorgeous sights, some ice cream nachos, and most importantly, witness Randy Johnson’s number retirement ceremony. I have such a soft spot in my heart for all of our 90s and 00s @mariners!
Fun fact: my husband’s 13th birthday is the day that Randy Johnson threw a no-hitter, and he chose not to go to that game. He still kicks himself for not going!
